STEP 1

Initial Consultation

During our Initial Consultation, we will engage in an Introductory Call to learn more about your home site and schedule an initial Site Visit to outline a preliminary Proposal of Service.

STEP 2

Site Visit

Following our Initial Consultation, we will conduct a formal Site Visit to learn more about your home and better assess your unique needs, including the refinement of your Proposal of Service and any additional Ad Hoc services that may be desired.

STEP 3

Proposal of Service

Following our Site Visit, we will prepare a bespoke Proposal of Service designed just for your home, which will include a series of curated, re-occurring tasks and assignments designed to preserve and enhance the value of your custom home.

For the custom home owner who values quality and convenience, a selection of seasonal services designed just for you

  • Each Spring, your dedicated Residence Manager will visit your home site to brush off the chill of winter to complete a series of seasonally appropriate tasks, including:

    • Heating, Ventilation, and Air Conditioning (HVAC) inspections

    • Window cleaning, gutter, and downspout inspection

    • Lawn and garden care, including mulching, pruning, and flower planting

    • Pool and spa opening, if necessary

    • Power wash exterior surface areas, including patios, decks, walkways, and driveways.

    • Deep clean of home interior, including floors, rugs, carpets, countertops, bathrooms, and more.

  • During the Summer months, your home site comes to life as heat and humidity present unique challenges:

    • Pool and spa maintenance

    • Window and exterior cleaning

    • Pest control

    • Exterior paint inspection

    • lawn and garden upkeep, including fertilizing and irrigation system checks

  • During the Fall, a change of seasons occurs and requires additional considerations including:

    • Gutter cleaning and downspout inspections

    • Heating, ventilation, and air conditioning maintenance, including furnace check and air filter replacement

    • Fireplace and chimney inspection

    • Roof and attic inspection

    • Preparation of garden and lawn for winter

    • Winterizing outdoor plumbing systems, including draining of pipes and covering of outdoor fixtures

  • During the chill of winter, a suite of services to maintain your custom home:

    • Snow removal from driveways, walkways, and roofs

    • Inspetion of insulation and drafts around windows and doors

    • Inspection of heating systems, including boilers and thermostats

    • Winterization of home

IS THERE A FEE FOR RESIDENCE MANAGEMENT?

Residence Management is a professional service that charges a simple $2,500 flat fee per site visit. Following our walk through, your Residence Manager additional fees may be incurred for design professionals and specialty trades whose services may be recommended by your Residence Manager and must be performed by a professional who is licensed, bonded, and insured.

WHAT SERVICES DOES MY RESIDENCE MANAGER RENDER DURING HER SITE VISITS?

Your dedicated Residence Manager is tasked with coordinating seasonal maintenance requests as part of your Proposal of Service, as well as providing clear documentation and field notes before, during, and after. Your dedicated Residence Manager may also be employed to research and facilitate in the creation of new projects, as per your request and specific needs.

WHO IS MY DEDICATED RESIDENCE MANAGER?

Your dedicated Residence Manager is a fully qualified affiliate of The Rappahannock River Company who is designed to serve as your primary point of contact for your custom home needs. All Residence Managers are vetted through a thorough interview and background check process to ensure expert levels of quality and service.

I AM GOING OUT OF TOWN AND NEED SOMEONE TO TAKE CARE OF THE HOME IN MY ABENSE. CAN MY RESIDENCE MANAGER HELP ME?

Of course. While additional fees may apply, Residence Managers are able to facilitate house sitting, home security, and emergency response during a temporary or prolonged absence from your home.

IS MY RESIDENCE MANAGER A LICENSED CONTRACTOR OR DESIGNER?

Your dedicated Residence Manager may be a licensed contractor, but does not necessarily have to be, as Residence Managers will not be responsible for conducting any work that would normally require licensure with your local municipality.

WHAT TYPE OF SUPPLIES DOES RESIDENCE MANAGER USE FOR SEASONAL SITE VISITS?

Unless required, Residence Managers always opt to use natural and chemical free materials for your home.
